What is considered 'fair wear and tear' is very subjective. It's an argument I've been having one of the letting agents since the original agent sold up in 2022. The people who set the rules for how long things should last, etc, are very lenient towards tenants. I think it would be stressful and there would be court costs, and we may end up having to pay their court expenses if we lost.

The tenants argue that some of the problems are mould, but the mould is there because of food residues and damp caused by all their washing, combined with excessive cooking steam, and lack of heating and ventilation.

We never had these problems with any of the other tenants and we had some bad tenants but not this bad and not for this long.
