The law is very much in favour of the tenants in the UK. You have to give them 6 months notice if you want them to move out. It's hard to have any control over what happens in the house and the letting agents are reluctant to tell them straight to stop doing bad things. We complained and were told that we cannot tell the tenants how to live - we can only use some of the deposit to pay for the damage later.
