Excellent reason to sell up and be done with it if there was ever another good reason needed!

… years makes a difference. You could amortise a whole new kitchen out of thirteen years rent. It is not unknown in Britain for the tenant to pay the first month's rent and then live rent free for two years while the courts try to get them out.
Ah well, thirteen years makes a difference.
